Sample of Statement of Rental Policy

Management is committed to providing fair, consistent, and lawful housing practices. The following policies outline the standards, requirements, and expectations for all applicants and residents.

Equal Housing Opportunity

Management practices Equal Housing and does not discriminate on the basis of race, color, creed, religion, national origin, sex, marital status, status regarding public assistance, disability, sexual orientation, or familial status.

Availability

Rental opportunities are offered based solely on the availability of specific apartments or units.

Waiting List

Applicants must submit a complete rental application and pay all applicable application fees to be placed on the waiting list.

Applicants will be notified when a unit becomes available.

Applications will be processed in the order received once all required information is complete.

No applicant will be given preference over those who applied earlier.

Application Requirements

Each adult applicant must complete an application fully and truthfully, without omissions or falsifications.

A non-refundable $50 application processing fee per adult applicant must be paid at the time of application (cash, money order, or online payment).

A security deposit is required at the time of application.

Credit and Financial Qualifications

A complete credit history review will be conducted. Applicants must have a satisfactory credit rating.

Monthly rent may not exceed 33% of gross monthly income.

Applicants must demonstrate stable income for at least six (6) months.

Allowances from parents, scholarships, study subsidies, and inconsistent income sources such as alimony, child support, commissions, or tips are not accepted.

Rental History and References

Two landlord references are required, including current and previous landlords.

References must confirm prompt payments, proper notice, good housekeeping, quiet enjoyment, compliance with rules, and no eviction or unlawful detainer actions.

Family or friends are not acceptable landlord references.

Applicants without rental history must provide a qualified co-signer who resides in the same or a neighboring state, has sufficient income, owns a home and/or has at least five years of positive rental history.

Background Screening

Management will conduct a criminal background check for each applicant and reserves the right to deny occupancy based on criminal history.

Controlled Substances

Applicants and residents may not consume, use, possess, manufacture, sell, or distribute marijuana, illegal drugs, or controlled substances anywhere on the premises or surrounding property.

Age Requirement

Only individuals legally considered adults may sign a lease.

Occupancy Standards

Efficiency apartment (Studio/bed sitter): maximum one (1) occupant.

One-bedroom apartment: maximum two (2) occupants.

Two-bedroom apartment: maximum four (4) occupants.

Three-bedroom apartment: maximum six (6) occupants.

Only residents pre-approved by management may live in the unit. Unauthorized occupants are prohibited.

Rental Payments

Discounted monthly rent is due on or before the first day of each month. After office hours on the fifth day of the month, non-discounted rent applies and legal action may be initiated. Returned checks are subject to service charges and applicable non-discounted rent fees.

Vehicles

One vehicle per adult resident is permitted. Unauthorized vehicles may be towed at the owner’s expense.

Pets and Animals

No animals or pets are permitted without prior written approval. Requests for reasonable accommodation are available.

Insurance Requirements

Residents must carry renter’s insurance with at least $300,000 in personal liability coverage.

Property Rules and Restrictions

Recreational vehicles (boats, campers, trailers, etc.) are not permitted on the premises.

All lease terms and house rules must be followed at all times.

Smoking inside apartment buildings or creating strong intrusive odors is prohibited and subject to fines.

Only artificial Christmas trees are permitted.

These properties participate in a crime-free multi-housing initiative and cooperate fully with local law enforcement.

General Compliance

All residents and applicants must comply with lease agreements, community rules, and all applicable laws. Failure to comply may result in penalties, termination of tenancy, or legal action.
